🛢️ Wawa? Not so fast

Preble County • April 2, 2025

Good morning, Preble County. A $7 million battle is brewing in Middletown where popular convenience giant Wawa plans to transform a vacant CVS into a 24/7 "restaurant with fuel sales." While developers tout made-to-order food and job creation, city planners are pumping the brakes, citing concerns about property size and gas station oversaturation. Tonight's City Council meeting will determine whether this East Coast favorite gets to plant its flag in Ohio soil.

Water woes are making waves as Dayton fires back at Montgomery County with a $100 million countersuit in their escalating dispute over water services. Meanwhile, the manufacturing landscape continues shifting as Graphic Packaging announced plans to close its Middletown paperboard facility by June 2025, affecting 130 jobs while consolidating operations to Michigan and Texas facilities. The company has promised placement assistance for workers caught in this corporate restructuring.

⛽ Wawa plans to shake up Middletown with new store. The popular convenience chain is seeking approval for a $7 million location at 3445 Union Road, proposing to demolish the vacant CVS building. Developers describe the project as a "restaurant with fuel sales" featuring made-to-order food, a pickup window, and six fuel islands operating 24/7 with approximately 40 employees. However, city planners recommend denial, citing concerns about the property's size, potential spot zoning, and oversaturation of gas stations in the area. Middletown City Council will consider the proposal at tonight's meeting.

💧 Dayton countersues Montgomery County for $100M in water dispute. The city filed a counterclaim alleging the county breached their 2018 water agreement by failing to build a promised pump station. Montgomery County had previously sued Dayton for $14 million, claiming overcharges for water services since 2018. The dispute centers around a cost-of-service model that was affected by inflation, with Dayton arguing the county now refuses to pay market value. Despite supplying 57% of Dayton's water, the county only accounts for 41% of the city's water revenue.
