🏭 Warehouse windfall

Montgomery County • April 15, 2025

Good morning, Montgomery County. The numbers tell a striking story in Dayton's industrial real estate scene, where Central Dayton's warehouse vacancy rate has skyrocketed to 30.3%. This dramatic shift creates a silver lining for businesses hunting for affordable space, with tenant-friendly rates averaging $4.60 per square foot compared to the overall market's $5.59. The industrial landscape stands at what Colliers describes as a "crossroads" – showing both strength and vulnerability as we move through 2025.

Amid these economic shifts, our community faces sobering news with the loss of two lives in separate incidents. A 47-year-old pedestrian died after being struck by two vehicles while crossing Philadelphia Drive, while police continue investigating the shooting death of 46-year-old Keyson Webb on North Main Street. These tragic events remind us of life's fragility even as our commercial landscape continues evolving around us.

🏭 Central Dayton's industrial market woes could benefit tenants seeking space. The submarket's warehouse vacancy rate has surged to 30.3%, contributing to negative absorption across Dayton's industrial sector in Q1 2025. While overall market vacancy increased to 4.2% and recorded negative absorption of 63,600 square feet, construction remains robust with 1.1 million square feet underway. Average lease rates continue climbing to $5.59 per square foot, though Central Dayton offers more tenant-favorable rates at $4.60. Colliers describes Dayton's industrial market as "poised at a crossroads" with mixed signals of strength and areas needing attention.
