Franklin County • July 16, 2025
Good morning, Franklin County. The Columbus rental landscape is experiencing a fascinating economic experiment in real time. With a 3.5% drop in median asking rents—the third-largest decline nationwide—and the city ranking sixth nationally for multifamily construction permits, we're witnessing supply and demand principles at work. Though experts caution the data primarily tracks luxury units, the shift suggests promising movement in a market that has long challenged residents.
The local dining scene is buzzing with delicious developments. Marcella's Short North returns on July 23 after extensive renovations, promising the same beloved Italian classics in a refreshed space. Meanwhile, international sensation Paik's Noodle has chosen Columbus for its Ohio debut, bringing its Korean-Chinese fusion to Sharon Heights with over 300 locations worldwide already under its belt. Your summer dining options just got considerably more interesting.

🏢 Rents drop in Columbus while construction booms, but is it real? A Redfin report shows Columbus experienced a 3.5% year-over-year decrease in median asking rent, the third-largest decline nationwide. This drop correlates with increased apartment construction, as Columbus ranks sixth nationally for multifamily permits per capita. However, experts caution the data only represents about 3% of Columbus rental units, primarily tracking luxury apartments. The affordable housing alliance suggests this proves supply and demand principles work, but questions whether middle and lower-priced rentals are seeing similar benefits.
🍝 Marcella's Short North returns with a fresh look this month. The popular Italian eatery, closed since May 23 for renovations, will reopen on July 23 at its 615 N. High St. location. Cameron Mitchell's restaurant, which first opened in 2007, promises a "bright, fresh" new space while continuing to serve classic Italian dishes like Cacio E Pepe and Chicken Parmesan. Diners can also enjoy nearly 10 varieties of pizzas, an extensive wine selection, and desserts including Tiramisu and Ricotta Cheesecake. Marcella's also maintains a second location in the Polaris area.
🍜 Korean-Chinese noodle chain makes Columbus debut with flavorful fanfare. Paik's Noodle celebrated its grand opening on July 11 at 5032 N. High Street in Sharon Heights, marking its first location in Ohio. The international chain, which originated in Seoul in 2006, serves a variety of dishes including stir fry, fried rice, and specialty Korean soups and noodles. With over 300 restaurants worldwide spanning multiple countries and 30+ US locations, Paik's continues its global expansion. The Columbus restaurant welcomes diners Wednesday through Monday from 11:30 a.m. to 9:30 p.m.
